Q: Which documents do I need as a foreign citizen to authorize you to manage my property?
In order to manage your property, we will need a certified power of attorney, by which you will authorize us to represent you in all the required tasks. A valid passport or another identification document must be presented for identity verification purposes. Because of all the financial transactions related to the management of your apartment, we would advise you to open an account in a Slovak bank.

Q: How do I control the use of my money?
The services we provide are clearly established in the contract we conclude with you. Every quarter, we will send you a financial settlement, clearly showing all the items originated during the given period. Together with the settlement, we transfer the entire profit made during the quarter to your account.

Q: How long does the entire process of concluding the contract take?
If your apartment is in good state and no debts or unsettled claims are related to it, we will submit the draft contract and power of attorney to you. After you have accepted and signed them, we can start managing your apartment virtually immediately.

Q: Why is it better to conclude a POA in Slovakia?
A: Power of attorney must be certified by a notary. Because Slovakia has different regulations than other countries, it is preferable that this power of attorney is assigned under the supervision of a Slovak notary, who will moreover certify the text in Slovak. If that were not the case, Slovak authorities could refuse to accept a certification in a foreign language or the issuing authority.

Q: How do you proceed if a tenant damages equipment in my apartment?
In order to cover such situations, the tenant pays an advance deposit, typically in the amount of two monthly rents, or in an amount that would cover the damages that could arise. This deposit stays with us until the tenant hands back the apartment in its original state.

Q: How do you establish the rent?
We propose rents on the basis of a survey of the rental market, also taking into account the length of the rental period.

Q: Do I need to go to Bratislava?
In order to start our cooperation, two acts which cannot be done from abroad are required – signing the power of attorney and opening a bank account. However, Bratislava not only offers its visitors affordable flights from all major European cities but is also becoming an attractive tourist destination, making your useful stay also a pleasant one.
